Tips to Maintain Your Air Conditioner
Check Your Air Filter
The air filter in your unit is vital to the airflow of the unit. Without proper airflow the unit will not be able to do its job. Checking your air filter is the easiest thing you can to ensure that your unit is running properly. Replacing the filter is just as easy and depending on your location, should only need to be done once a year.
To check your filter, to to where it is located, take the filter out and then hold it up to the light. If you cannot see light through the filter then it is time to change it.
Check The Thermostat
Your thermostat controls the temperature of the air your unit blows. Once a year it is advised to change the batteries if your thermostat.
If your not getting the temperature that you desire and have changed the batteries, call a professional to do a diagnostics on the thermostat.
Keep Outside Unit Clear of Obstructions
The job of the outside condensing unit is to cool the refrigerant that cools the air that goes into your home. It does this with the air outside.
The fan on the top of the unit pulls air through the sides and across the refrigerant lines. It is vital to make sure there is nothing obstructing the sides and top of the unit. This includes leaves, bushes and anything leaning against it. Ensure that there are at least 18 - 24 inches of clearance around the air conditioner.
Rinse Outside Unit With Water
When the large fan on the top of the outside unit is running, it creates a vacuum effect, pulling in air from all around it. Throughout the spring and summer, the air has dirt, pollen, grass clippings, cottonwood fuzz, leaves, and all kinds of debris in it. All of that collects over time and decrease the airflow causing your system to have to work harder and possibly fail.
Turn the power off to the unit but pulling the AC disconnect or shutting off the breaker. Use a garden hose and rinse the coils. Spray the water from the inside out undiluted the water runs clear. This can be done throughout the summer, as you notice the coils getting dirty. Be sure to reconnect the power when you’re done.

Your air conditioner is designed to be outside in the weather. It is a good idea to check it annually to make sure nothing looks out of the norm.
Check the electrical connections to make sure there are no exposed wires. Make sure that the refrigerant lines still have the insulation around them. Check to make sure the system is level, that the ground hasn’t shifted. This can put extra strain on the connections and cause the compressor not to work properly.
Check The Drain For Blockages
When moisture is removed from the air, it collects in the drain pan. It then runs to a drain and if that drain or drain line gets blocked it can begin to overflow. This overflow can cause damage to the components of the unit as well as cause floor damage.
I like to take a cup of water and pour down the drain line and make sure you see it come out the other end. Doing this annually is recommended.
Annual Inspections
The manufacturer of your unit recommends an annual inspection. This is to ensure the performance of the unit and normally is a condition of the warranty. Make sure that whoever performs your annual maintenance, checks all the vital components, documents what they find, answer all your questions and leave you with a full written report.
